Costs and responsibilities
Treat the headline purchase amount as the beginning of a cost enquiry, not its conclusion. No current Aruba tax rate, actual property price or income projection is provided here. The applicable rules and costs need transaction-specific verification.

Four headings for your research sheet
- Acquisition: proposed price, independent advice, searches, financing and applicable public charges.
- Recurring: management, utilities, insurance, routine work and land-related obligations where applicable.
- Exceptional: major repairs, reserve shortfalls, emergencies and participant defaults.
- Exit: approval, valuation, transfer, professional costs and continuing charges while awaiting a buyer.
Ask who has the power to spend
Who approves the budget, appoints the manager, controls reserve funds and authorizes unplanned work? Ask about reporting, conflicts, audit or review rights and what happens if participants disagree. Do not assume that a shared interest limits every obligation to a percentage.
Keep projections separate
If a seller supplies rental income or resale estimates, label them as that seller’s projections until independently assessed. Never deduct an unverified income estimate from a definite payment obligation in your basic affordability comparison.
Research and follow-up
Use the full cost-sheet guide. Direct current tax questions to the Aruba Tax Department and a qualified adviser familiar with the actual interest and your relevant jurisdictions.
